Anguilla Residency
Pathway overview

At a glance

Buying accepted residential property worth at least USD $750,000 can support permanent residence in Anguilla for a family of up to four. Each additional dependent adds USD $100,000 to the requirement. You must apply through the official program; buying a home alone does not grant residence or work permission.

Summary

Anguilla’s residential-property route lets eligible buyers seek residence through an authorized agent using a qualifying purchase or binding purchase agreement. The family size affects the required investment, and selling within five years can put the approved status at risk.

This residential-property option provides no local right to work. Applicants who intend to operate a business should compare the separate business-property option and its work-permission requirements before choosing a purchase.

A qualifying home and an approved application are both required
  1. Verify the property and transaction Have the agency or authorized agent confirm acceptance, valuation, and the applicable provision.
  2. Calculate the family requirement Check the threshold for the household and separate fees and purchase costs.
  3. Prepare the residence application Supply ownership or agreement evidence, funds records, and personal documents.
  4. Meet the grant conditions If approved Complete outstanding requirements and retain the qualifying investment as required.

This is a residence-only option. Buying a home at the published price does not itself create residence or work permission.

Eligibility

The property and transaction must satisfy the current Residence by Investment rules. The Anguilla Economic Residence Act describes applications based on qualifying real estate and, for certain older acquisitions, a separate historical-property provision. Before relying on a planned or existing purchase, have the agency confirm which provision applies, whether the property is accepted, how its value is documented, and what agreement or ownership evidence it needs.

Applicants must be at least 18 under the Act and use an authorized agent. Financial records, a bank reference, health and police certificates, due-diligence checks, and fees form part of the application. Approval is a government decision; it can be conditional until the investment and other requirements are complete.

What This Route Allows

An approved applicant may receive permanent-residence documentation, with eligible dependents included subject to their own checks. The program describes no minimum presence requirement to maintain investor residence. The Act allows revocation if the qualifying real estate is sold within five years, so discuss any planned sale or change of ownership before acting.

What This Route Is Not

This option does not provide a local right to work. A residential purchase is also not a purchase of Anguillian status or British citizenship. Anguilla's business-property option has different work-rights terms, while the Capital Development Fund option is a contribution rather than a property asset.

Next Steps

  1. Ask Select Anguilla or an authorized agent whether the specific property and transaction qualify.
  2. Confirm the family-size threshold, independent valuation, ownership or binding-agreement evidence, and separate fees.
  3. Prepare source-of-funds, health, police, and identity documents.
  4. Apply before treating the property purchase as residence permission; keep the qualifying investment as required by your approval.
