Bosnia Residence Through Real Estate

Pathway overview

At a glance

Bosnia and Herzegovina may grant temporary residence to a registered property owner who also proves an effective connection to the country. Property ownership by itself is not enough, and the official checklist does not set a general minimum purchase price.

Connection
A documented link such as family, a child studying there, a local pension, or investment
Other requirements
Financial support, housing, insurance, health, and background records; no general minimum property price is published

Summary

Owning registered property in Bosnia and Herzegovina can support temporary residence if you also prove a real connection to the country. Examples include family living there, a child studying there, a pension received there, or investment.

There is no general minimum purchase price in the official checklist. Property ownership alone does not qualify.

Eligibility

The applicant should be able to show all of the following parts.

Registered real-estate ownership. The property interest must be documented in the form requested by the Service for Foreigners' Affairs, normally through current official land or ownership records. A search for property, a reservation, an informal family arrangement, or a plan to purchase later is not the same as registered ownership.

An effective relationship with Bosnia and Herzegovina. The official checklist names examples such as:

The authority evaluates the evidence. For example, an ancestry claim should be supported by birth, marriage, and other family records; a child's education by current school records; a pension by official payment evidence; an investment by business, financial and registration records; and family residence by relationship and residence documents.

A complete temporary-residence file. The current checklist also calls for the ordinary supporting documents, which can include:

There is no single savings band in the official property checklist that automatically qualifies or disqualifies an applicant. The person must still prove sufficient support for the intended stay, but that is different from a fixed minimum real-estate investment.

Foreign nationals should also confirm that they can legally acquire and register the intended property. Property-acquisition rules, reciprocity, title, taxes and transaction validity are separate from the residence decision. A completed purchase does not force the immigration authority to approve temporary residence.

Registered property and a real country connection are both needed
  1. Establish registered ownership Obtain current official land or ownership records in the required form.
  2. Document an effective connection Support the actual family, origin, education, pension, or investment connection being relied on.
  3. Prepare the residence application Add the relevant personal and residence evidence using the authority's current checklist.

The connection examples are alternatives, not cumulative requirements. A property purchase alone does not establish eligibility.

What This Route Allows

An approval allows the named applicant to reside in Bosnia and Herzegovina for up to one year, as stated in the decision. It can provide a lawful basis to use the property as a home and maintain the documented connection on which the application was approved.

The permit can be renewed only if the holder continues to meet the legal requirements and supplies the current evidence. Keep the ownership registration, address, insurance, support and effective-connection records up to date. A change such as selling the property, ending the child's schooling, or losing the relied-on connection can affect renewal.

Qualifying temporary residence may count toward the residence history for a later permanent-residence application. That later application is separate and normally examines five years of qualifying continuous residence, absences, housing, means, insurance, language and public-order conditions. Property ownership does not shorten that test or guarantee approval.

What This Route Is Not

This is not a residence-by-investment program with a published purchase threshold. It is not enough to show funds, sign a preliminary contract, or buy the most expensive available property.

It is also not:

The effective-relationship examples are evidence categories, not promises of approval. Having a relative in the country, for example, still requires proof of the relationship and that person's residence, and the authority reviews the whole file.

Next Steps

  1. Before buying, obtain independent legal confirmation that the title is valid, the seller can transfer it, and a foreign buyer can register ownership under the applicable rules.
  2. Identify the exact effective connection you will rely on. Do not use a vague statement when the official checklist expects documents.
  3. Obtain a current official ownership or land-registry record after the property is registered in the applicant's name.
  4. Build the connection file: birth, marriage, and other family records for origin or family, current school documents, pension records, or formal investment evidence, depending on the chosen ground.
  5. Prepare housing, means-of-support and source evidence, health insurance, medical and criminal-record certificates, passport copies, photographs and fees.
  6. Ask the responsible Service for Foreigners' Affairs office how recently each document must have been issued and which translations and authentication it accepts.
  7. Confirm whether the application must be filed abroad or may be filed in Bosnia and Herzegovina based on the applicant's entry and lawful-stay position.
  8. Keep evidence of both ownership and the effective connection for renewal. Do not assume the initial approval continues after the relied-on facts change.
