Cayman Islands 25-Year Residence

Pathway overview

At a glance

The Cayman Islands offers a 25-year residence certificate for people who make a qualifying local investment and can support themselves without working in the islands. The investment and financial-support requirements are separate, and the amounts differ between Grand Cayman and the sister islands. You must also maintain health insurance and meet the annual stay requirement.

Investment
Grand Cayman: KYD 1 million, including 500,000 in developed property; Sister Islands: 500,000, including 250,000 in developed property
Financial support
Annual income without local work: KYD 120,000 on Grand Cayman or 75,000 on the Sister Islands; alternatively, KYD 400,000 in an eligible local account
Time on the islands
At least 30 days each year

Summary

The Cayman Islands' independent-means certificate allows qualifying investors to live there without local employment, subject to separate investment and financial-support tests. Applicants make a qualifying local investment and also show adequate ongoing income without island employment or the accepted local-account alternative. Grand Cayman requires higher investment and income levels than Cayman Brac or Little Cayman, and part of the investment must be developed real estate.

The certificate lasts twenty-five years, with renewal requiring approval, and includes insurance and annual-presence conditions. Overseas savings do not automatically satisfy the specified local-account option. It does not authorize work or create indefinite residence or Caymanian status.

Island choice determines the investment and support tests
  1. Choose the island and confirm both requirements Grand Cayman and the Sister Islands have different financial thresholds.
  2. Review the property and qualifying investments Confirm the legal configuration and accepted investment evidence before committing funds.
  3. Apply with the full financial and personal file Budget current issue and dependent fees as well as the investment.

The 25-year certificate gives no right to work and is not indefinite residence. Proposed remote work also needs clarification.

Eligibility

Applicants must be at least 18, meet the health and character requirements, and have adequate health insurance. The financial tests in regulation 14 have two parts:

Intended residence Investment required Separate financial support
Grand Cayman At least KYD 1 million, including at least KYD 500,000 in developed real estate in Grand Cayman Continuous annual income of at least KYD 120,000 without employment in the islands, or a qualifying local account holding at least KYD 400,000
Cayman Brac or Little Cayman At least KYD 500,000, including at least KYD 250,000 in developed real estate in either sister island Continuous annual income of at least KYD 75,000 without employment in the islands, or a qualifying local account holding at least KYD 400,000

The account alternative must be held with an eligible locally regulated institution. Regulation 14 identifies qualifying Class A banks and securities businesses and specifies the assets that can count. Savings in an ordinary overseas account do not automatically meet this alternative.

The government confirmed that the independent-means financial thresholds remained unchanged in the May 2026 reforms. However, the definition of developed real estate changed: it must consist of one strata lot, one parcel, or contiguous parcels, physically improved and with an occupancy certificate where required. Check a proposed property against that definition before treating it as qualifying. Bare land alone is insufficient.

Before applying, you must have completed the qualifying investment. A purchase plan and available funds are not enough; the application needs proof of the investment, financial support, and insurance.

What This Route Allows

An approved certificate lasts 25 years. Renewal is discretionary. The holder must maintain the qualifying financial position and spend at least 30 days a year in the islands; failing to do so can lead to cancellation.

Dependents may be included subject to approval, documentation, and additional fees. Confirm their individual conditions and insurance requirements.

What This Route Is Not

This is not permission to take local employment or assume that remote work is allowed. Resolve any proposed work activity with the authorities before relying on the certificate.

It is also not indefinite residence, Caymanian status, or a British passport. The separate developed-property residence route has a higher property threshold and different duration and renewal rules. British citizenship alone does not establish Caymanian immigration status.

Next Steps

  1. Choose the island and confirm both the investment and financial-support requirements with Workforce Opportunities & Residency Cayman (WORC).
  2. Check the property's legal configuration and development status before committing funds. Ask which other investments count toward the total.
  3. Obtain the current R41 checklist and prepare financial records, property evidence, insurance, police certificates, and the other personal documents.
  4. Budget for current government fees as well as the investment. The 2026 fee regulations list a KYD 500 application fee and KYD 50,000 issue fee for the main applicant, with additional dependent fees. Older checklists may show superseded amounts.
  5. Apply and obtain approval before relying on this residence permission. Confirm how annual presence and ongoing financial compliance will be documented.
