Summary

Turks and Caicos has a permanent-residence route for people who have completed a qualifying investment of at least USD $1 million without the Governor’s advance commitment. A home requires the accepted occupancy and valuation records; a business needs ownership and financial evidence. The investment must fit the rules for the type of asset claimed.

An undertaking is a conditional written government commitment given before final approval. The separate lower-threshold home and business categories require it. Confirm which category and fees apply to your investment.

Document the completed investment, then apply for the PRC
  1. Check this specific category Confirm that the completed home or business investment qualifies under regulation 13(2)(k).
  2. Prove the qualifying spend Document at least USD $1 million with the required property or business evidence, plus health and character records.
  3. Apply for the PRC Confirm current fees and the work-rights wording, then await a decision.

This completed-investment category does not require a Governor's Certificate of Undertaking. The investment itself is not a residence certificate or work permission.

Could this pathway work for you?

Eligibility

The applicant must show a completed investment of at least USD $1 million in a home or business in the islands. For a home, the department asks for a certificate of occupancy and property valuations before and after the investment. For a business, it asks for a business license, ownership records, and audited accounts or qualifying accountant-confirmed accounts showing the capital invested. A medical certificate, police certificate, and character references are also listed.

The government's investment agency recommends seeking an undertaking before making a USD $1 million investment, even though the published category does not require one after the qualifying investment has been completed. The government's fee table still mentions an undertaking fee. Ask the PRC office which current fees apply before budgeting.

What This Route Allows

If approved, the main permit holder may reside without a fixed end date, subject to the certificate's conditions. The government's description limits work to the holder's own business or enterprise. Confirm the work permission recorded on the issued PRC, especially if the qualifying investment was a home rather than a business. Eligible dependents can be added, but that does not itself allow them to work.

What This Route Is Not

The USD $1 million amount cannot be replaced with the USD $300,000 home or USD $750,000 business thresholds from the undertaking categories. Buying a property or investing in a company does not automatically grant residence. A PRC is also not Turks and Caicos Islander status, British Overseas Territories citizenship, or a British passport.

Next Steps

  1. Confirm that the specific home or business and completed spend qualify under the no-undertaking category.
  2. Gather ownership, valuation or business-account evidence, plus health and character records.
  3. Ask the PRC office to confirm the current application process, fees, and work-rights wording.
  4. Apply and wait for approval before relying on residence or work permission.
